Burst Geyser: What Happens and What to Do
A leaking geyser installed above a ceiling can damage the ceiling boards below.
- Switch off the geyser at the distribution board.
- Close the cold-water stop valve on the pipe feeding the geyser, or the main stop valve.
- Open a hot tap to release the pressure.
- Clear the room below a wet or bulging ceiling.
- Book the replacement, then the ceiling: ceiling repairs on the East Rand.
A geyser that drips rather than bursts can show as a stain near the geyser even in dry weather. If the water bill climbs and no geyser fault shows, the leak may be in a pipe: leak detection on the East Rand.
Who May Install a Geyser in Ekurhuleni
Section 51(6) of the City of Ekurhuleni Water Services By-law reserves replacing a fixed water heater or its protective devices for a qualified plumber, a person working under a qualified plumber's control, or a person the City authorises in writing. An owner who lives in the house with only their immediate household may do the work, but a plumber must then inspect and approve it at the City's direction.
Ask the quote to name who carries out and signs off the plumbing.
Geyser Standards and the Certificate of Compliance
- SABS 0254. Regulation 14 of the Compulsory National Standards under the Water Services Act (Government Notice R.509 of 8 June 2001) requires consumer installations of a type regulated by SABS 0252 or SABS 0254 to comply with the relevant standard, or its substituting re-enactment or amendment. SABS 0254 covers the installation of fixed electric storage water heating systems.
- The City's form. The City's plumbing compliance certificate form (OM042) has the plumber confirm that the installation complies with the local by-laws and with SABS 0254 and SABS 0252 Parts 1 and 2.
- Overflow pipes. Section 58(5) of the City's Water Services By-law requires a geyser's overflow or heat-expansion pipe to discharge where the water is readily visible, and not directly into a sewer or stormwater drain.
- Hot pipe length. Section 58(2) limits a pipe running hot water from a fixed water heater to a tap or shower to a capacity of no more than 4 litres.
- Supply pressure. Regulation 15(1) requires the water services institution to design and maintain reticulation systems installed after promulgation on 8 June 2001 to operate below a maximum pressure of 900 kPa.
Solar Geyser Installation and Heat Pumps
Regulation XA2 was added to the National Building Regulations by Government Notice R.711 of 9 September 2011. For buildings and extensions in the occupancy classes covered by XA1 whose plans must be submitted, XA2 requires at least 50% by volume of the annual average hot water heating requirement to be met by means other than electrical resistance heating, including solar heating or heat pumps. The City's building plan checklist asks new plans for a hot water layout showing 50% of the hot water supply from a solar geyser or heat pump.
| Option | How it heats | Installed price (guide) |
|---|---|---|
| Electric geyser | Element in the tank | R6,000–R11,500 for 150 L (G2) |
| Solar geyser | Roof collectors or tubes, element as backup | R25,500–R34,500 for 150 L (G3) |
| 150 L heat pump | Draws heat from the air into the water | R27,500–R38,000 (G2) |
Where a solar geyser will be mounted on the roof, ask for the roof covering to be checked at the same visit: roof repairs on the East Rand.
Plumbing Services That Go With a Geyser

- Re-routing a long hot water run to a distant bathroom: see bathroom renovations on the East Rand.
- Tracing leaks on the hot and cold supply.
Gas geysers are not part of this service. Section 57 of the Consumer Protection Act says a service provider warrants every new or reconditioned part installed during repair or maintenance work, and the labour to install it, for three months after installation. That protection does not cover misuse or ordinary wear and tear (section 57(2)). For every service, see home renovations on the East Rand; to book, request a quote.
