What a Bathroom Remodel Quote Should Itemise
- Strip-out. Old tiles, sanitaryware and screed, and rubble removal; both guides above price tile removal per m².
- Plumbing. Supply and waste pipes moved or replaced, and the hot water run from the geyser.
- Inspection before covering. The City's inspection of altered pipework before it is plastered or screeded over (section 54(3), below).
- Screed and waterproofing. The shower floor's fall to the drain and the wet-area waterproofing, priced per shower or per m².
- Tiling. Floor and wall tiling per m²: see tilers on the East Rand.
- Fittings. Toilet, basin, vanity, shower mixer, glass and silicone.
Bathroom Plumbing Rules in Ekurhuleni
- Approval for changes. Section 51(2) of the City's Water Services By-law says changes to an existing water installation that an alteration or extension needs must be approved in writing by the City.
- No covering before inspection. Section 54(3) requires the qualified plumber who did the work to submit a completion certificate to the City's building inspection division, and no part of the altered installation may be covered until the City has inspected and approved it.
- Taps where leaks show. Section 57(7) of the City's Water Services By-law forbids installing a tap where a leak cannot readily be detected and repaired.
- Short hot pipes. Section 58(2) limits a pipe running hot water from a fixed water heater to a tap or shower to a capacity of no more than 4 litres. A bathroom far from the geyser can need a re-routed pipe, a smaller-bore run or a second water heater: see geyser installation on the East Rand.
- Standards. Schedule 1 of the by-law lists SANS 10252-1:2018 (water supply installations for buildings) and SANS 10400-P (drainage) among the applicable standards.
- Plans. The City of Ekurhuleni's building plan application form (OM043) states that no building operations may commence before plans have been approved, and its fee table has separate lines for alterations and for minor building work. A bathroom added in an extension goes through that process.
Shower Waterproofing and Walk-In Showers
Shower waterproofing is a separate line in both Benoni and national guides: R2,000 to R4,500 per shower (Guide ER-T) or R150 to R300 per m² for wet areas (Guide B3). Ask the quote to state the waterproofing detail for the shower type:
| Shower type | Waterproofing detail |
|---|---|
| Shower with a tray | Ask which waterproofing system and tray junction detail are specified. |
| Tiled shower floor | Ask for the floor, wall and drain waterproofing details to be specified. |
| Walk-in shower, no step | Ask for the proposed wet-area extent, drainage and waterproofing details. |
A shower that leaks through its waterproofing shows as damp skirtings, lifting floor tiles next door or a stain on the ceiling below. Those leaks are traced under leak detection on the East Rand.
Bathroom Remodel Ideas That Change the Price
| Choice | Effect on the quote |
|---|---|
| Keeping the toilet, basin and shower where they are | Least plumbing; most of the cost is strip-out, waterproofing and tiling |
| Moving the toilet or shower | New waste and supply runs, City approval for the changed installation (section 51(2)) |
| Bath out, walk-in shower in | Larger waterproofed area, floor falls, new drain position |
| Porcelain instead of ceramic tiles | R380–R800 per m² supplied and fitted, against R230–R500 for ceramic (Guide B3) |
| Second bathroom in an extension | Building plans first (form OM043), then the full bathroom process |
Toilet Installation
A toilet installation covers the pan, the cistern and its connections, and the seal to the soil pipe. Moving a toilet means moving its waste connection, which is a plumbing change under section 51(2).
